What really impressed me was that Dean’s book was published in 2004 so that means he was around before the whole seduction community became famous and big. I have been studying dating and social dynamics for a while and it’s refreshing to see someone talk about dating with normal language and not secret code.
Another great thing about Mack Tactics is that it teaches you things about dating and seduction that was not previously mentioned. Now, I’m not saying the other dating books are bad (they are fantastic in fact), but it’s just so great to see someone who knows about seduction and dating who is not from the seduction community. That’s what makes Mack Tactics special as it makes you look at dating from another angle.

But it isn’t possible to use the money from your exchange to pay the debt on an investment property that you already own – and likewise, you can’t build improvements on land that you own with a 1031 exchange. Making improvements on land already owned is not a qualifying like-kind 1031 exchange, and can be a trap for the unacquainted taxpayer.
The 1031 exchage proceeds would ideally be used to make the build to suit to your specifications on the new land, i.e., you obtain the desired physical structure and buy a replacement property of equal or greater value. So how is it possible for you to do this?
One option, called, “the Poor Man’s Build to Suit”, is to ask the seller to make improvements to the property before closing. An investor, for example, sells an investment property worth $100,000 and intends to buy a replacement property worth the same (or greater).But the replacement property is only worth about $10k, which isn’t enough to qualify as a “like kind” exchange, and therefore not “transferable” under 1031.
In this case, the property investor would request that the seller raise the price of the property $100,000 – but before closing – construct $90,000 worth of improvements to the investment property. In the end, she will be purchasing property of equal value (100 thousand dollars).
Finding a replacement property seller who is willing to increase the sales price, and make improvements before closing, may be difficult. Another option in our investor’s case is to have the qualified intermediary (QI) buy the replacement property for ten thousand dollars, take title in a LLC wholly owned by the QI and use the remaining exchange monies to construct improvements to the property.
In other words, the QI holds the property during the construction process, and funds the improvements with the exchange monies. The investor can complete the exchange by receiving the replacement property from the Qualified Intermediary when the improvements are completed.
Keep the following points to in mind about the 1031 Build to Suit exchange. First of all, the one hundred and eighty day requirement allowed to complete a 1031 exchange, will not provide you with enough time for a “fancy” build to suit. But, this should be enough time to rehab and update an already standing building.
2nd, any updates made to the replacement property must be considered, “real-estate” to actually be part of a “like kind” exchange, i.e., real estate for real estate. Just dumping the building supplies on the location of your property won’t be enough, to constitute “real estate” those materials must be made a permanent part of the structure or affixed into the land.
Keeping your savings in mind, be careful to stay away from any potential problems, to get the money saving tax benefits of a build to suit exchange.
